Please take some time to read over and sign the tenant rules, when submiting your lease.

Are utilities included? If not who do residents need to call for set up?

Utilities vary, depending on the property.  Some have all utilities included, others the residents pay for some or all.


Can you hold a place before I apply?
No. Your completed application form, provided to you by our office, and your application fee are needed in order to place a hold on an apartment for you.

Do I need a co-signer?
Co-signers are not required.  Applications and leases will be in the name of the student(s) who will be living in the apartment.

Do I pay first month’s rent and last month’s rent with my security deposit?

Only first month’s rent, along with security deposit, is required at the time of your lease signing.


Do residents need to have renters’ insurance?
Renters’ insurance is highly recommended to protect your personal belongings.

Do you allow pets?

Sorry, no pets allowed.


How do I pay rent?
Rent is due on the 1st of each month.  Payments may be made via check or money order and mailed to a P.O. Box address.  Sorry, payment cannot be accepted in the API office.

I want to move out, but my roommate wants to stay. What do I do?

Contact Leasing for the necessary steps and paperwork to remove someone from the lease.


Is the deposit refundable?
Yes.  Pending no damages or unpaid rent/fees on your account, you will get your security deposit refunded to you after your lease ends.

My lease expiration is coming and I want to move out. What do I do?
Be sure you have given us your 90-days’ notice! Once your intention to not renew has been confirmed by the office, and as your ending-date approaches, contact John Bergbauer, the Property Manager, to schedule your walk-through.  Jkb27@drexel.edu or (215) 662-1500.

What happens if I do not pay rent on time?

A 5% late fee will be applied to your account should your rent be received beyond the 5-day grace period.


What is the term / duration of the leasing term?
For studios and 1-bedrooms, you may lease for a minimum of 7 months, to:
     ∙March 31st
     ∙June 30th
     ∙August 31st, or
     ∙December 31st 

2-bedrooms and larger must be a minimum of a one-year lease.

What is your security deposit policy?

Security deposit is equal to one month’s rent.


What should I do in case I get locked out?
Should you be locked out of your apartment, please call the office at (215)662-1500 and we will let you in with proof of ID.  There is a $55.00 lockout fee that will be charged to your account. API does not perform after-hours access for lock-outs, but our live answering service can provide you with the contact information for a locksmith so that you may work directly with them.

When can the landlord come in to my apartment, and is there notification given prior to entering?
Landlord will give at least 24-hours’ notice before entering the apartments for apartment showings, inspections, etc.  In case of emergency, Landlord may need to enter without notice. If you request maintenance, someone will come as soon as possible and will not call you again before entering; your request for maintenance serves as your acknowledgement that a Maintenance representative may enter your apartment at the earliest convenience without further notice.

Who can you rent to?

We are a subsidiary of Drexel University, therefore we can rent to Drexel students of all levels, Drexel professors, and Drexel staff/employees.


Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and normal wear and tear is not at cost of the tenant. Any damages or plumbing stoppages caused by your negligence or misuse will be charged to you, and/or deducted from your security deposit as needed.
